BUT it has to be the right color or you could re-paint and kill value or hinder your activity!
I will never forget sitting with a client that was very interested in newer homes… They weren’t from the area and wanted to sit down and walk through the homes online. We explored the photos, the videos, and the 3D tours …
As we sat discussing newer home existing options, I pulled up a home that was built as a custom home and soon after they moved in, they were transferred to a new location.
This home was literally less than a year old…
but as we flipped through the pictures the buyer said, “No thanks, that house looks like its 10-15 years old."
It had the latest and greatest floor plan, countertops, kitchen appliances, and flooring… BUT it was painted a tan-ish color and they literally didn’t want to look at it.
Wow… That seems extreme, Amy! We see it all the time - paint colors that make homes feel dated that with just a fraction of the return could change all things.
It’s important to know that not JUST fresh paint, but the right color will either add thousands to your bottom line or will detract.
I always hear, but can’t they see past it? That’s a great question!

Most cannot!
So, if you are considering putting your home on the market soon or maybe doing so in the next couple of years… Don’t just add fresh paint or do touch ups without first considering “is my color palette going to give me the most interested exposure and maximum sale price?”
